Commissioners nearing deal for spec buildings in Granite Quarry

The new year could bring significant economic development for Granite Quarry.

Rowan County commissioners met for about two hours in closed session Monday to finalize details of a deal that would place speculatory buildings in Granite Quarry’s industrial park, which is located adjacent to Gildan’s manufacturing facility on Heilig Road. Commissioners met Monday at 9 a.m. and immediately went into closed session.

After reconvening in open session, commissioners immediately adjourned.

Exact details of the deal commissioners discussed are unclear. Commissioners disclosed the economic development project’s location — about 30 acres on Chamandy Drive. It’s the site of a recently created industrial park within Granite Quarry.

After Monday’s meeting, commissioners Chairman Greg Edds said he plans to meet with County Attorney Jay Dees, County Manager Aaron Church and a representative of Triad Commercial Properties — the developer for Granite Quarry’s industrial park — to finalize the deal.

Edds would only say the project would be for speculatory buildings at the Granite Quarry industrial park.

In the deal, Triad Commercial Properties would be responsible for building the speculatory buildings and finding tenants or buyers. Rowan County owns the industrial park, but Triad would receive a commission from a sale.

Dees said county commissioners would have to hold a public hearing before finalizing a deal with Triad for the speculatory buildings. At the earliest, commissioners could add a public hearing for the speculatory building deal to a regularly scheduled meeting in January, Dees said.

The industrial park sits on either side of Chamandy Drive, which was constructed as a rear access road for Gildan. An industrial park was an intentional byproduct. Granite Quarry previously annexed the land into its municipal limits.
