The Rowan Planning Board on Monday approved the rezoning of a small trailer park near Cleveland to the county’s rural agricultural zoning.

During the meeting, property owner Miller Nesbit said her family sought to remove the mobile homes located on the property and sell the land. She said removing the mobile homes and changing the zoning should improve the property’s value. The total tract of land — at the intersection of Old U.S. Highway 70 and Leab Lane — is 18.5 acres. The piece of property being rezoned is 1.8 acres.

With four of its nine members absent, the planning board approved the rezoning unanimously. Planning board members only offered a few questions to clarify information about the piece of property.

Nesbit delivered a short statement to the planning board before the vote. Following a death in the family this year, the 18.5 acre tract of land was deeded to Nesbit and her two brothers, she said.

Nesbit described a myriad of problems the family has experienced with the property. Revenue from rents, which have seldom been paid, don’t cover regular repairs, she said. Leaving it a trailer park would negatively affect its value, she said.

The rezoning next heads to the Rowan County Board of Commissioners for final approval. If approved, the entire 18.5-acre tract of land would be zoned rural agricultural.

The tract of land sits just east of Cleveland, in a swath of land zoned rural agricultural.

The property is adjacent to a concentration of other houses and woods and near railroad tracks.
