jburchette@salisburypost.comThe county Planning Board is being asked to do a sort of reverse zoning ó downgrading zoning from industrial to rural residential.
At its meeting Monday evening, the board will consider two rezoning requests including the down-zoning requested by Larry Burns of Parks Road.
Burns owns four parcels on Parks Road, directly across from the Southern Power facility. One of the tracts, an 8.34 acre parcel, is zoned industrial. He wants to convert the parcel to 12 residential lots.
In a memo to the Planning Board, county planners note that Burns’ property is largely used for farming due to the significant area of floodplain along Second Creek. The property is adjacent to a 1,500 acre industrial zone.
Planners are supporting the change.
In the rezoning, Vanderbrook & Bernardi Construction Co. of Mocksville, is seeing rezoning of a vacant parcel adjacent to Robert Richardson Racing on N.C. 152 West from rural agricultural to commercial business industrial.
The construction company plans to build a 14,300 square-foot race shop for Richardson Racing.
The parcel is adjacent to the Rowan EMS Station.
Planning staff is recommending approval with the provision that the building be constructed with architectural design elements ó masonry facade ó similar to the existing Richardson race shop, as well as evergreen screening be added along the eastern side near the EMS station.
The Planning Board meets at 7 p.m. Monday in the Cohen Administrative Offices Building, 130 W. Innes St.
