Construction of 1.3-million-square-foot industrial park underway in Landis

LANDIS — A national real-estate developer announced that ground has been broken on the construction of a 1.3-million-square-foot industrial park on Old Beatty Ford Road in Landis.
Jackson-Shaw, the developer, announced on Wednesday that the first phase of Landis Ridge is underway on a 149.6-acre property located at 619 Old Beatty Ford Road. The first phase of the project is expected to be completed during the second quarter of 2025.
The release from Jackson-Shaw states that the location was chosen because of its proximity to the newly-constructed exit 65 on Interstate 85, which allows the property to be closely connected to the Charlotte area and a larger labor market.

Phase I of the development will consist of three speculative buildings totaling nearly 600,000 square feet. The project will incorporate design features including large glass entries, trailer and auto parking and a business park design. Building sizes will range from 121,800 to 269,700 square feet, and each building is designed to accommodate a single or multiple tenants. With three Duke Energy transmission lines located onsite, Landis Ridge can accommodate advanced manufacturing tenants with heavy electrical power requirements.
The release lists third-party logistics occupiers, e-commerce distribution, consumer goods, warehousing and manufacturing users as potential future occupants.
Texas-based Jackson-Shaw has projects under development across the country, including in Dallas, Fort Worth, Houston, Austin, San Antonio, Las Vegas and Phoenix. Ryan Beadle opened the Charlotte office in January 2022 when he became the development director for the Carolinas. Since then, Beadle assembled eight parcels to form the development, seven of which needed to be annexed and rezoned.

Jackson-Shaw presented the industrial development and annexation to the Landis Board of Aldermen back in November of 2022, at which point the board approved the annexation and zoned the property for industrial usage.
“I think it is a good decision to help bring more jobs and tax revenue to Landis. The developer is doing their due diligence to ensure it is a happy medium,” said Ryan Nelms, Landis Planning Board chairman in a previous Salisbury Post story.
Compatriot Capital is the equity partner for Landis Ridge, Frampton Construction is the general contractor, Orsborn Engineering serves as the civil engineer, Merriman Schmitt Architects is the architect, and Hartford Investment Management Company provided the financing. JLL‘s Jay Hill, Spencer Yorke, and Matthew Greer are leading leasing efforts for the project.
